A security deposit is an advance amount paid by the tenant to the owner as a security against any damage or unpaid rent. In most Indian cities, it ranges from 1 to 3 months' rent. In Bangalore it can go up to 10 months. Always get a receipt and include it in your rental agreement.

Yes, a rental agreement is strongly recommended even for PG accommodation. It legally protects both the tenant and the owner. It should cover the rent amount, security deposit, notice period, and house rules. BrokAway offers a Rent Agreement service to help you get a legally valid document easily.

Typically owners ask for a government-issued ID proof (Aadhaar, Passport, or Voter ID), a recent photograph, and sometimes proof of employment or a college ID. For commercial leases, business registration documents may be required. Always keep digital copies handy.

No. BrokAway is a listing and discovery platform. All rent payments, security deposits, and financial transactions happen directly between the tenant and the owner. We do not process or hold any money. Always pay via a secure, traceable method like bank transfer and keep receipts.

Most owners respond within a few hours to 24 hours. Response time depends on the owner's availability. If you don't hear back within 48 hours, try reaching out via the contact number on the listing. You can also send another enquiry.

Absolutely. The listed price is the asking price — you can always negotiate directly with the owner after making an enquiry. Since there is no agent involved, you save brokerage and have more room to negotiate a fair deal.

Yes. Verified dealers and agents can register on BrokAway and post properties on behalf of their clients. Dealer listings are clearly labelled so tenants know who they are contacting. A basic verification step is required to activate dealer posting rights.

Go to your Owner Dashboard, find the listing, and use the Edit or Deactivate option. Deactivated listings are hidden from search results but not permanently deleted. You can reactivate them anytime. Always deactivate a listing once the property is rented out to avoid unwanted enquiries.

You can upload multiple photos per listing. We recommend at least 5–8 high-quality photos covering the bedroom, bathroom, kitchen, hall, and exterior. Listings with photos get significantly more enquiries than those without.

RERA (Real Estate Regulatory Authority) is a government body that regulates real estate projects in India. Under the RERA Act 2016, all residential projects above a certain size must be registered. Always check RERA registration before investing in a new project — it ensures the builder is accountable and the project is legally compliant.

The Verified badge means BrokAway has done a basic check on the listing — this can include owner ID verification, document review, or a physical property inspection. While verification reduces the risk of fraud, we still recommend visiting the property in person before finalising any deal.

Never pay any advance, token amount, or security deposit without visiting the property in person. Avoid owners who refuse video calls or physical visits. Never share OTPs, bank account details, or UPI PINs. If an offer seems too good to be true, it usually is. Report suspicious listings immediately using the Report button.
